No matter what generation you live in there is always someone selling something on TV, usually videos, about flipping real estate. Actually, one of the best books that I ever read as a young teenager was about an investor in Utah making a killing in the flipping business. The reason is pretty obvious. Everyone needs to live somewhere. Flipping real estate can be a very profitable business if done properly. Here are some basic principles for flipping homes that I applied in my construction business. First, location, location, location. Yep, just like any aspect of real estate location is king when trying to flip a remodeled property. Try to locate hot zones where people like to assimilate. Usually, schools, stores, hospitals, restaurants and shopping centers are great starting places. Just keep working yourself outwards until you can find something worth fixing and flipping. Second, become friends with an inspector or “licensed” contractor. Because, believe it or not, taking advice from a realtor about a property being a great fixer-upper is more than likely a mistake. Unless a real estate agent has flipped homes for a living they are not educated in the many areas of the construction process and costs involved. Finally, target homes that appeal to the average family. Why? Because families are the largest buying market in most real estate markets. This gives you more of an opportunity for a sale and a flip.
